10.5 Acres (STS) of Speculative Investment Land with potential for commercial development (STP) being part of of former WW11 airfield. Located with the curtilage is the now dilapidated former radio station. The subject land has planning permission under application number 1001403FUL, the permission granted planning permission for the erection of two separate buildings, one comprising 7,882 square metres of warehousing and production facilities, together with 11,570 square metres of open storage and a second building comprising 5,542 square metres with 2,985 square metres of open storage and the creation of a new access. This permission is, however, subject to a Personal Occupancy Restriction, restricting the occupation of the site to the planning applicant, Rustons Engineering Company Limited, a business that has ceased to trade. Its stands therefore that the successful buyer would, if they wished to either develop or use the land for their desired use, be required to re-apply for planning consents.
The Building - The former radio station has a gross internal area of approximately 328 sq m (3,530 sq ft). It has not been used for many years but there is the potential for the property to be brought back into commercial use for industrial or storage purposes, subject to planning permission being granted. The planning status of the land is covered in detail within the section below.
Planning - The site benefits from a saved/implemented planning permission, granted on 24th August 2011 under LPA Ref: 1001403FUL, for the development of two industrial buildings with a total area of 145,000 ft.² with associated car parking, open storage etc. This permission was however granted as an exception to prevailing policies to facilitate the relocation of the applicant, Rustons Engineering Company Ltd, from Huntingdon town centre. Huntingdonshire District Council supported this as part of the company’s site was required for the construction of a new road link. Accordingly, the permission is subject to a personal occupancy restriction.
The site forms part of the former World War II Warboys Airfield, and the remainder of the site, on the other side of Church Road, has now been fully developed and has become a relatively large industrial park. The former hangars are used for industrial operations with a large number of new industrial buildings having been constructed. The subject land remains the last part of the airfield which is undeveloped.
It is Brown & Co's view that the site has potential for commercial development in the short, medium or longer term. Furthermore, it is considered that if an application from a local company with a specific operational requirement was to be made, this may be supported. An example of a similar situation is evident immediately across Church Road where planning permission was granted in 2014 to GPS PE
The land is located 5 miles North of Huntingdon and within close proximity of Warboys Airfield Industrial Estate.
Warboys is a popular village located around 6 miles to the north-east of Huntingdon and 16 miles to the south of Peterborough and about 20 miles from central Cambridge. Warboys with a population of approximately 3,000 people, the village offers a range of shops, pubs, primary school, social and leisure facilities. Warboys provides ready access to the A1 trunk road and A14 via the A141. Train services from Huntingdon provide a reliable service to London Kings Cross with a journey time of 50 minutes.
200 yards on the opposite side of the road to Warboys Industrial Estate. The site is adjacent to the mobile transmission mast.

Services - It is believed that water supply is connected to the existing building and there are manholes on the site which suggest that the building is connected to drains or a septic tank. There is also the possibility that electricity is also connected to the building, interested parties should make their own investigations to confirm this. Responses to enquiries made to the relevant service structure/utility companies indicate that electricity, water, gas and telecoms supplies are available in Church Road, together with mains sewers. Copies of the responses from the service/utility companies are included in the legal pack. Interested parties should however satisfy themselves as to the availability of services and the capacity of supplies in the context of their proposals for the use and development of the property.

How It Works - Unconditional Timed Auction Online:
This is a binding method of sale similar to a traditional multi-lot public property auction. The only difference is the bidding takes place on line. The successful purchaser will be required to pay a 10% deposit on the fall of the virtual gavel and contracts will be exchanged. Bidding for properties online works in a similar fashion to eBay. You can place bids using your PC, tablet or mobile phone and the minimum amount you can bid is defined by the 'bid increment' level. When you place a bid, the property listing page will show you if your bid was successful and whether or not you are the highest bidder. When you are the highest bidder on a property, if another· bidder outbids you the system will notify you by email so that you can place another bid if you wish. The major difference from eBay is that our system eradicates sudden death 'bid sniping' through the use of auction 'extension times'. If you have any questions or require any clarification please contact the auctioneer.

* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
