10.5 Acres (STS) of Speculative Investment Land with potential for commercial development (STP) being part of of former WW11 airfield. Located with the curtilage is the now dilapidated former radio station. The Building - The former radio station has a gross internal area of approximately 328 sq m (3,530 sq ft). Planning - The site benefits from a saved/implemented planning permission, granted on 24th August 2011 under LPA Ref: 1001403FUL, for the development of two industrial buildings with a total area of 145,000 ft.² with associated car parking, open storage etc. This permission was however granted as an exception to prevailing policies to facilitate the relocation of the applicant, Rustons Engineering Company Ltd, from Huntingdon town centre. Huntingdonshire District Council supported this as part of the company’s site was required for the construction of a new road link. Accordingly, the permission is subject to a personal occupancy restriction.
The site forms part of the former World War II Warboys Airfield, and the remainder of the site, on the other side of Church Road, has now been fully developed and has become a relatively large industrial park. The former hangars are used for industrial operations with a large number of new industrial buildings having been constructed. The subject land remains the last part of the airfield which is undeveloped.
It is Brown & Co's view that the site has potential for commercial development in the short, medium or longer term. Furthermore, it is considered that if an application from a local company with a specific operational requirement was to be made, this may be supported.
