Parcel of land which extends to approximately 3½ acres (subject to measured survey) and is a mixture of mature trees, self-sown saplings, open areas and overgrown vegetation. The site was once a former chalk pit and over the years a number of planning applications have been submitted for residential use, but none have been implemented.

An application for filling the pit with builders waste material was granted back in 1983 and this part of the site has subsequently been filled.

Within the site there is an area of Special Scientific Interest (SSSI), which has been designated as an important example of a geological outcrop of a chalk beach. More information on the site can be found on the internet. The area is designated as urban green space and is protected by Tree Preservation Order 402 with a woodland designation, which covers ALL trees within the site. Planning consent was granted in 2015 to carry out work to trees subject to the tree preservation order. This was not instigated and would require renewal.

The site is located between Catton Grove Road, Woodcock Road, Aylesbury Close and Rostwold Way, all of which are located just to the north of the city centre. There is gated access via Catton Grove Road and Woodcock Road.

Directions

Leave Norwich via Angel Road and continue onto Catton Grove Road and access to the land will be through the opening between nos 30 & 32 Catton Grove Road.

How It Works: Unconditional Timed Auction Online: This is a binding method of sale similar to a traditional public property auction. The only difference is the bidding takes place on line. The successful purchaser will be required to pay a 10% deposit (subject to a minimum payment of £5,000) on the fall of the virtual gavel and contracts will be exchanged. Bidding for properties online works in a similar fashion to eBay. You can place bids using your PC, tablet or mobile phone and the minimum amount you can bid is defined by the 'bid increment' level.
