Lot 3 - Dolver Farmhouse, Cuckoo Road, Stow Bridge, King's Lynn, Norfolk, PE34 3NY

  • Unconditional Online Auction Sale
  • Guide Price* : £150,000 - £175,000 plus fees
  • Bedrooms: 3

Description

A three bedroom detached property which requires improvement and updating. The property has been in the same ownership for many years and is now sold vacant.

Outside, the property occupies a generous plot adjacent to farmland on the right hand side.

Agent's Note: The property has suffered from structural movement in the past which is likely due, amongst other things, to the nature of the soil in this part of the county. We understand that in 2001, the property underwent a programme of underpinning described on a completion certificate from the loss adjuster as a "Full piled raft underpinning system with associated superstructure work". A recent report conducted in April 2022 suggested that some of the internal cracking is most likely due to some slight bedding down of the superstructure following the underpinning and installing a system of helifix will help reduce the effects. This report also recommends that the drains be checked and also notes, amongst other things, the proximity of the mature tree in the back garden.

Solicitor: Kenneth Bush & Co (Attn Rebecca Burridge), 11 New Conduit Street, King's Lynn, PE30 1DG. Tel. 01553 692233

Location

The property occupies a semi-rural position adjacent to farmland and just under three miles from the centre of the well-served and popular market town of Downham Market.

Directions

Head away from Downham Market along Railway Road, crossing over the river onto Bridge Road and continuing over the second bridge. At the junction turn right into Lady Drove, continue for approximately 1½ miles and at the junction turn right onto Barroway Drove. Proceed for approximately half a mile and where the road splits, proceed straight over onto Cuckoo Road and the property will be found after a short distance on the left hand side.

How To Follow the Auction: Use 'Watch' button to follow the auction. If you register to Watch an auction you will receive email notifications of any bidding activity on the specific lot.

How It Works: Unconditional Timed Auction Online: This is a binding method of sale similar to a traditional public property auction. The only difference is the bidding takes place online. The successful purchaser will be required to pay a 10% deposit (subject to a minimum payment of £5,000) on the fall of the virtual gavel and contracts will be exchanged. Bidding for properties online works in a similar fashion to eBay. You can place bids using your PC, tablet or mobile phone and the minimum amount you can bid is defined by the 'bid increment' level. When you place a bid, the property listing page will show you if your bid was successful and whether or not you are the highest bidder. When you are the highest bidder on a property, if another bidder outbids you the system will notify you by email so that you can place another bid if you wish. The major difference from eBay is that our system eradicates sudden death 'bid sniping' through the use of auction 'extension times'. If you have any questions or require any clarification please contact the auctioneer.

* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
